Covington is primarily a single-family residential city with strong neighborhoods. Since incorporating in 1997, new neighborhood development has grown substantially. Covington has a high ratio of family households with children. Large-lot housing at relatively affordable prices distinguishes Covington. Covington's location and topography provide exceptional views of Mt. Rainier from just about any vantage point. Many services - quality schools, community services and outdoor recreation - support local neighborhoods.
Covington's vibrant neighborhoods are an outcome of high levels of home ownership and engaged citizens. According to 2000 U.S. Census data, 90% of Covington homes are owner-occupied. Many homeowners associations, companies and groups are actively involved in managing neighborhoods. Citizens actively participate in city-sponsored events such as Arbor Day, Make a Difference Day, Clean Covington Day, National Night Out, Purple Light Nights, and the Covington Citizen Forum.
